The envelope decides how much energy a building needs before any mechanical system is chosen. Assess it properly and every downstream decision — plant sizing, capital sequencing, carbon targets — rests on something real.
Every mechanical decision in a building is downstream of the envelope. The heat a building loses in January is the heat the boiler must supply, and the heat it gains in July is what the chiller must remove. Change the envelope and both numbers change.
This has a consequence owners frequently discover too late: replacing mechanical plant before improving the envelope means sizing equipment for a load you are about to reduce. The result is plant that is permanently oversized — more expensive to buy, and running at part load where efficiency is worst.
Infrared imaging shows where heat is actually leaving the building rather than where the drawings say it should not be. It is the fastest way to find missing insulation, thermal bridges and air leakage paths in an occupied building without opening anything up.
Thermography needs a meaningful temperature difference across the envelope, which makes Canadian winter conditions ideal. It also needs the building conditioned and reasonably stable, and it is affected by wind, recent solar gain and rain.
A survey conducted in the wrong conditions produces images that look convincing and mean little. We schedule around the conditions rather than around the calendar, and if the day is wrong we say so and come back.
Where a building's scale and configuration permit, whole-building air leakage testing quantifies what thermography locates. Air leakage is frequently the largest single envelope loss in older Canadian commercial buildings and the one least visible in a drawing review.
For large or complex buildings, testing may be scoped to representative zones rather than the whole envelope. We will tell you honestly when a whole-building test is impractical rather than quoting one that cannot produce a meaningful result.
An envelope assessment is often commissioned inside a full energy audit, where it feeds the load calculations and the measure sequencing. It is also commissioned on its own — typically when a roof or window replacement is already in the capital plan and the owner wants to know whether to upgrade performance while the work is open.
That second case is the better economics. The incremental cost of improving performance during work that is happening anyway is a fraction of doing it as a standalone project later.
